Definitions

“Services” means the cleaning services described in your quote or booking. “Site” means your property where the work is carried out. “Quote” means the price estimate we provide. “We”, “us”, “our” means Brophy’s Pressure Washing.

Welcome to Brophy’s Pressure Washing. By accepting a quote, confirming a booking, or allowing us to carry out work, you agree to the following Terms & Conditions. These terms apply to all residential pressure washing, house washing, gutter cleaning, window cleaning and solar panel cleaning services.

1. Booking and Quote Acceptance

By accepting a quote or booking (via text, email, phone, website or social media), you enter into an agreement for the Services described. Quotes are based on the information you provide and are valid for 30 days. Pricing may change if actual conditions differ from the description provided.

2. Payment Terms

Payment is due in full on the day of service unless otherwise agreed. Card payments may attract a transaction fee. Deposits may be required for larger or time-sensitive jobs and are non-refundable if cancelled within 48 hours. If payment is not made on the day, you must settle your invoice within 24 hours. A $10 per day late fee applies after this time. You agree to pay all reasonable recovery costs if debt collection becomes necessary.

2A. Minimum Charge

A minimum charge applies: $250 for pressure washing, house washing, soft washing and gutter cleaning; $150 for window cleaning and solar panel cleaning. If the quoted amount falls below these thresholds, a “Minimum Charge Adjustment” will be added to your invoice.

3. Cancellation and Rescheduling

Please provide at least 48 hours’ notice if you need to cancel or reschedule. Cancellations inside 48 hours may incur a fee or deposit forfeiture. We may reschedule due to weather, illness, equipment issues, safety concerns or factors outside our control. If we attend and cannot complete the job due to access issues, hazards, locked gates, vehicles or client delays, a call-out fee or minimum charge may apply.

4. Access Requirements

You must provide safe and clear access to all areas requiring cleaning, including unlocking gates, clearing pathways, removing furniture and fragile items, and ensuring external water and power are available. If access is unsafe or blocked, we may refuse work and charge a call-out fee.

5. Entry to Property and Working at Heights

You authorise us to enter your property to complete the work. We may decline roof or ladder work if conditions are unsafe. We are not responsible for pre-existing defects such as cracked tiles, rusted gutters, loose pavers, damaged flashing, deteriorated paint or weakened structures.

6. Roof, Gutter and Solar Panel Cleaning

Roof and gutter cleaning carries inherent risks, especially on older homes. You acknowledge that we are not liable for leaks, tile movement, pointing damage or internal water ingress unless caused by our proven negligence. Pre-existing issues may become visible or worsen during cleaning. Gutter flushing confirms flow but does not guarantee removal of internal blockages. Debris will be placed in your green waste bin unless removal is requested (fee applies). Solar panel cleaning is completed with soft brushes or low pressure. We are not responsible for microcracks, seal deterioration, pre-existing defects or temporary streaking while panels dry.

7. Window Cleaning

Window cleaning may be carried out using purified water-fed poles or traditional methods. We are not liable for pre-existing damage to glass, frames, seals or paint. Oxidised frames may release residue during cleaning. Limited access may prevent cleaning of some windows. For interior cleaning, you must provide clear access and move fragile items; we do not move valuables or delicate items.

8. Use of Chemicals

We use professional-grade cleaning solutions including sodium hypochlorite, surfactants and degreasers. You agree to keep children and pets away from treated areas for at least 12 hours and avoid walking on treated areas until dry. You must notify us of sensitive plants, ponds or surfaces before work begins. We are not liable for lightening of organic stains, underlying discolouration revealed by cleaning, reactions on aged or oxidised materials or damage resulting from instructions not being followed.

9. Fragile or High-Risk Surfaces

Certain surfaces react unpredictably, including old paint, oxidised Colorbond, timber, render, porous stone, older sealers, fences and soft masonry. Cleaning may reveal hidden defects, remove failing coatings or expose colour variations. We are not responsible for these inherent outcomes.

10. Internal Water Ingress

We take care to minimise water intrusion, but we cannot control the condition of your roof, seals, flashing, vents or building envelope. To the fullest extent permitted by law, we are not liable for internal leaks or internal water damage unless caused by our proven negligence.

11. Pets, Children and General Safety

Children, pets and household occupants must remain clear of work areas. You are responsible for preventing escapes, injuries or interference. We may pause or refuse work if safety is compromised.

12. Photography, Video and Social Media

We routinely take photos and video for job records, safety, training and marketing. By engaging our services, you consent to filming and photography during the job and allow us to use such content for marketing on our website and social media. You may request blurring of identifying features or opt out of publication by notifying us before work begins.

13. Satisfaction Guarantee

If you believe something was not completed properly, notify us within 48 hours with photos. We may return to re-clean or offer a partial refund where reasonable. This guarantee does not apply to stains that cannot be removed, unrealistic expectations or issues outside the agreed scope.

14. Moving Items

You must move outdoor furniture, pots, decorations, toys, cushions and fragile items before we arrive. If you require our assistance, a handling fee applies. A $35 minimum covers up to 20 minutes of light moving. If moving items takes longer than 20 minutes, additional time is charged at $60 per hour, billed in 30-minute increments ($30 per 30 minutes). We are not liable for damage to items left in the work area or items we are required to move.

15. Waste Disposal

Debris from cleaning (including moss, sludge, leaves and weeds) will be placed in your green waste bin unless otherwise agreed. If you require debris to be removed offsite, a disposal fee applies: $50 for the first bag and $25 for each additional bag, unless a higher amount is agreed onsite for unusually heavy or bulky waste.

16. General Additional Services

If you request additional tasks not listed in the quote (such as cobweb removal, additional windows, fences, pergolas, verandas, flyscreens or other exterior areas), additional charges may apply. These must be agreed onsite or in writing.

17. Privacy

We collect your name, contact details and job information solely for quoting, scheduling and providing services. We do not sell or share your information. You may request deletion of your data at any time.

18. Force Majeure

We are not liable for delays or inability to perform the work due to events outside our control, including weather, illness, equipment failure, power outages or emergencies.

19. Governing Law

These Terms are governed by the laws of Victoria and the Australian Consumer Law. If any provision is invalid, the remainder continues in full force.

By accepting a quote, booking our services or allowing us to begin work, you confirm that you have read, understood and agreed to these Terms & Conditions.
